Frequently asked questions

Routine inspections are typically carried out every 3 to 6 months, depending on the tenancy and landlord requirements. Tenants will always be given reasonable notice in advance, usually at least 24 hours, in accordance with legislation.

Your deposit is held in a government-approved tenancy deposit scheme. Following checkout, any proposed deductions will be communicated to you. Once agreed by all parties, the deposit will be released. If there is a dispute, the deposit scheme’s free dispute resolution service can be used.

At the end of the tenancy, a checkout inspection is carried out and compared against the original inventory and schedule of condition. The property should be returned in the same condition as at the start of the tenancy, allowing for fair wear and tear. Meter readings and key returns will also be completed as part of the process.

Notice must be given in writing, in line with the terms set out in your tenancy agreement. The required notice period will depend on whether you are within a fixed term or on a periodic tenancy. Once notice is received, our team will confirm the notice end date and provide guidance on next steps.

If one tenant wishes to leave during a fixed-term tenancy, this usually requires the agreement of all parties, including the landlord. Options may include a replacement tenant being found, a deed of variation, or the tenancy ending and being re-issued. Until the tenancy is formally amended or ended, all named tenants remain liable for rent and obligations.

In most cases, tenants named on a joint tenancy agreement are jointly and severally liable for the rent. This means the rent is due as a single payment each month, even if tenants choose to split the cost between themselves. Separate payments may be possible by prior arrangement, but this does not alter each tenant’s overall responsibility under the tenancy agreement.
