Rent Protection Service

At Ascension Lettings, we’re committed to supporting landlords at every stage of their letting journey, with a strong focus on protecting your rental income.

We understand how important consistent monthly rent is for many landlords. That’s why we offer a comprehensive Rent Protection Insurance service, designed to give you peace of mind that your investment is safeguarded throughout the tenancy.

Our rent protection policy is a nil excess insurance, arranged for the duration of each tenancy only — there’s no annual commitment or long-term tie-in.

If a tenant is unable to pay their rent for any reason, your rental income remains protected.

Benefits of Our Rent Protection Insurance

  • Full legal costs covered to regain possession
  • We manage possession proceedings on your behalf
  • Court attendance included
  • Rent paid even if the tenant defaults
  • No excess, with rent arrears chased on your behalf

What Our Nil Excess Rent Protection Covers

  • Full monthly rent protection for up to four tenants named on the tenancy agreement
  • Rent paid for up to 15 months, or until vacant possession is obtained (whichever comes first)
  • 75% of rent paid for up to three months after vacant possession is achieved
  • Full legal costs to obtain possession where rent is unpaid, including court attendance
  • Cover for tenancy breaches, including non-payment of rent and expired possession notices
